We're based in Cork but work nationwide — the entire process runs online and by phone, so where you live never limits the advice you get.

The rules are national — the right lender isn't

Lending limits apply the same everywhere: up to 4× gross income and a minimum 10% deposit for first-time buyers. But each lender reads income, contracts, probation, self-employment and affordability differently — so the lender that says yes to your neighbour may not be the one that says yes to you.

We check your situation against the real criteria of each lender on our panel and recommend what actually fits, rather than steering you toward one bank.

First Home Scheme caps by county

The First Home Scheme price limit varies by location: €500,000 in Dublin; €400,000 in Cork, Galway, Limerick, Waterford, Kildare, Meath and Wicklow; and €350,000 in all other counties. FHS can provide up to a 30% equity share, and combined with Help to Buy the total can't exceed 30% of the purchase price.

How much can I borrow for a mortgage in Ireland?

Most lenders lend up to 4× your gross annual income, subject to affordability and the Central Bank loan-to-value limits — a minimum 10% deposit for first-time buyers (90% loan-to-value).
