No small print, no surprises. Here is exactly how our service works and where every euro comes from.
How our service works
IWantAMortgage.ie is a mortgage advisory service run by Francis Howard, a qualified financial adviser regulated by the Central Bank of Ireland.
We work for you — not for the banks. Our job is to find the mortgage that is most suitable for your circumstances, across the full panel of lenders we work with.
What things cost
Free eligibility check
Completely free. No registration to see your result.
Our fee: €300, once
Our fee is €300, once. That covers everything: your full assessment across our lender panel, preparing and submitting your application, and being with you at every step of the journey — through approval in principle, your loan offer, and right up to the day the keys are in your hand. No further fee from us at any stage.
There is no additional fee at drawdown.
How we get paid by lenders
When your mortgage completes, the lender pays us a procuration fee — a standard industry arrangement. This fee does not affect the rate you receive or our recommendation. We are required to disclose this to you, and we do so here.
Our recommendation is always based on what is most suitable for you — not which lender pays the highest fee.
Protection and insurance
If you arrange mortgage protection or other insurance through us, we receive a commission from the insurance provider. The amount varies by product and provider. We will disclose the exact amount to you before you commit to any protection product.
