Howard Financial Services Limited, trading as IWantAMortgage.ie™, is the data controller for the personal information you provide to us. We are regulated by the Central Bank of Ireland (C430229).

To provide mortgage advice and arrange a mortgage or protection product for you, we collect the information you give us — including your name, contact details, income, employment, financial commitments, and supporting documents (for example payslips and bank statements).
We process this data to assess your eligibility, recommend suitable products, submit applications to lenders on your behalf, and meet our legal and regulatory obligations as a Central Bank–regulated firm.
Where you use the calculators or assessment tools on our website, the information you enter is processed to generate your estimate and, where you choose to proceed, to support your mortgage application.
We use a small number of trusted service providers to operate our technology. These include Supabase (database hosting) and Vercel (website hosting), and Anthropic PBC, a US-based provider of artificial intelligence services which we use to assist with reading and extracting information from documents you provide (such as payslips and bank statements) and to support our assessment tools. Documents are processed for these purposes only and are not used by Anthropic to train AI models. Where personal data is transferred outside the European Economic Area, it is protected by appropriate safeguards, including the European Commission's Standard Contractual Clauses and, where applicable, the EU-US Data Privacy Framework.
We do not keep your personal data for longer than necessary. How long we hold it depends on the type of data:
Note: the six-year mortgage-record retention period reflects the standard AML and Central Bank record-keeping position. The exact retention period applied to a specific record may vary where a longer period is required by law or by a lender, or where a record is needed to establish, exercise, or defend a legal claim.

Right to erasure and our retention obligations
You can ask us to erase your personal data at any time. However, the right to erasure is not absolute. Where we are legally required to keep certain records — for example, the AML and Central Bank record-keeping obligations described in the Data Retention section above — we may be unable to delete that data until the required retention period has passed. In that situation we will restrict our use of the data to what the law requires, stop using it for any other purpose (such as marketing), and delete it once we are no longer required to hold it.
You can withdraw consent to email marketing at any time using the unsubscribe link in any of our emails, or by emailing us — this is separate from, and not blocked by, the retention obligations above.
